Pesky water leak

Ever have one of those leaks that only showed a few drops here and there? It didn't seem too serious so you never had it looked at?

Well, this is what could be the end result if you don't get it taken care of ...

This is the forward side of the salon slide in a Featherlite coach (right behind the driver). We have pulled the cabinet behind the driver and all the tile in the salon to see what is going on.

All of the wood (3/4" and 1/2" subfloors) are completely rotten through. There is a black membrane separating the subfloors and it is shot as well. We are taking it all the way down to the metal lining in the salon and then will build it back up and replace w/ granite.

The customers' initial complaint was that a tile was "loose" so we popped up the loose tile to check it out. This is what we found ...

Water leaks are sometimes very difficult to find their source. Water can and often does travel through the sprayed on insulation, across frame members, across window frames, and any path that provides a downward and less restrictive path than the next. The leak damage shown here would suggest a leak in the slide seal or possible delamination issue if its an XL-II. Of course, where it came from may be from somewhere else.

Water leaks provide real challenges to prospective buyers for garage or under cover storage kept coaches. As great as under cover storage is, and it definitely is, it may mask water leaks that only surface after prolonged exposure to rain. Some suggest that a PDI should include a moisture inspection with a moisture meter. These are extensively used in marine surveys, but I will suggest of questionable value when it comes to inspecting coaches. As an owner, we need to take a hard look around, under and behind whatever we can access after our coach has been exposed to a prolonged rain event to see if we see any signs of water intrusion.
